Office Visits

Following the Government guidelines we are now open with office appointments between

10am – 11am and 2pm – 3pm* Monday – Friday.

As we still navigate through this challenging time, we ask that you follow the guidance below:

•  Minimising non-essential visits to our office. Can we help remotely – by telephone or email?

•  Keeping any necessary visits to the office to a minimum timeframe, where possible.

•  Adhering to Government advise on Staying Safe – Staying Apart 2m Social distancing is to be maintained

•  Adhering to social distancing guidance whilst in our office i.e.: floor markings, posters, etc.

We have very clear guidelines in place to make your experience as safe as possible.

Following the latest government update to allow both Valuations and Viewings to take place, we have completed protocols for carrying out these appointments in line with the new guidelines.

We have delivered these to all of our vendors, and asked them whether they are now ready and willing to recommence real viewings of their homes.

We hope our positive and safe protocol for those prospective buyers and tenants wishing to view a property, will both encourage real viewings to take place, and ensure they are conducted in a manner that is safe for everyone.

Conditions for the Appointment

Prior to any appointments taking place, we need you to verify that no one in our household has either been infected, are showing or have shown any symptoms of Covid19.

We also ask you to inform us if you are shielding anyone, or are clinically vulnerable or self isolating.

If one of our viewing team are accompanying you, they will be equipped with appropriate PPE including mask, gloves and hand sanitiser.

Initial Online Viewing

Before you enquire about viewing a property in person, please ensure that you have watched the full property walkthrough on our website to establish if you still wish to arrange a physical viewing.

Is this property right for you?

Prior to any physical viewings taking place, we will have an in‐depth conversation with you about the property, to answer any queries you may wish to raise. This will hopefully help to minimise the risks both to you and the person showing you around the property, by avoiding any unnecessary viewings.

Who can attend the viewing?

Only members of the same household can attend, and viewings are limited to a maximum of two prospective buyers or tenants.

Personal Protective Equipment (PPE)

All parties are required to bring their own appropriate PPE with them, and wear it throughout the viewing.

Government guidance is to wear gloves, carry hand sanitiser, and consider wearing a facemask or other covering.

The Viewing

You must maintain a 2 metre separation from the person showing you around the property.

They will agree these arrangements with you at the start of the appointment.

You will be asked to either keep your hands in your pockets or behind your back throughout the viewing.

Lights should have been turned on, and doors should have been opened prior to the viewing, so please do not touch any surfaces during your viewing.

Please be mindful that the adobe procedures have been put in place for  everyone’s safety and need to be adhered to for a viewing to take place.

Prior to any visit, please ensure you have cleaned and sanitised any surface the visitor may be touching.

Who can show the property?

Viewings are limited to a maximum of two prospective buyers or tenants.
Only one member of the household should show the viewers around the property.

The Viewing

You, and anyone else in your household, must maintain a 2 metre separation from the viewers as you show them around the property.
You should agree these arrangements with the viewers at the start of the appointment.
You should also remind them to either keep their hands in their pockets or behind their back throughout the viewing.
You should ensure all lights have been turned on, and doors have been opened prior to the viewing, so they do not need to touch any surfaces during their viewing.

Post Appointment

Although the visitor will have been wearing PPE, and have sanitised their hands and equipment prior to entering the property, you may also wish to sanitise any surfaces they may have touched during their visit.

Your Property

When you first make an appointment for our valuer to visit, you will be asked a few questions about your property; how many bedrooms does it have, is it a house, flat or bungalow, is it detached or semi- detached. This enables the valuer to be better prepared to give you the very best advice and to have in mind buyers who are already registered with us.

Establishing your requirements

Before we visit, please look at our website, to see how we present your property in the best light.
Be open with the valuer including your requirements, and desired time frame.
Have any relevant planning permissions available for inspection.
Let the valuer know what you are looking to buy.
Let the valuer know the full details of any restrictions on occupancy, use or covenants affecting your property, and any issues or repairs that you might be aware of such as damp. This will be picked up at the Survey stage but could save time and money if addressed in the beginning.

The Inspection

If you are going to be present at the inspections, we must maintain a 2 metre separation, and ask you not to accompany the valuer on the inspection.
The valuer will agree these arrangements with you at the start of the appointment.
Prior to the inspection, please ensure that access is available to all areas of your property.

Post Inspection

After their inspection, the valuer will make arrangements with you to discuss your property and their recommendations in detail via a video call or telephone conversation.
Prior to our follow-up, we will also send you copies of our Agency Agreement, and information on our services for you to read, so that you can raise any queries.

Follow-up video call or telephone conversation

The valuer will discuss the housing market in general terms with you, and for your particular property.
The valuer will discuss the value and recommended asking price of your property.
They will also discuss any marketing or presentation tips which may assist in the best possible price being obtained.
Please ask the valuer any questions you may have, as they are here to help and advise you.

If you are going to be present at the appointment, you must maintain a 2 metre separation, and not accompany the inspector during their time in the property.
They will agree these arrangements with you at the start of the appointment.
Prior to the appointment, please ensure there is sufficient access to the relevant areas of the property.

Post Appointment

After their visit, they will advise you on any required action.

We will continue to monitor the situation and update our internal processes in line with Government guidance, advising you as necessary.
