Designed to meet the varied needs of our clients, we offer a choice of 5 service levels, from ‘Manage & Protect’ through to a more basic ‘Tenant Find’ arrangement. We have tried to summarise what each service level entails, and depending on how involved you want to be, the choice is yours.

Our Premium ‘Managed’ Service has additional features built-in to offer as much peace of mind as we can.

Whilst this costs a little more, this enhanced service goes further than the ‘Managed’ Service to offer ‘Rent and Legal Protection’  which aims to provide peace of mind with full cover for any serious breaches of tenancy, helping to evict tenants and cover unpaid rents.

This includes:

• Rent paid until Vacant Possession
• 50% of rent paid for up to 3 months after Vacant Possession if the property cannot be relet due to damage whilst repairs are undertaken
• Up to £50,000 total protection per property
• Specialist solicitors to undertake eviction proceedings
• Free Legal Helpline
• Landlord Legal Defence
• Cover transferable between existing tenancies, subject to satisfactory reference ‘pass’
• Cover for alternative accommodation and storage if unable to move in

For our ‘Managed’ Service clients, we step into your shoes and act as your agent to look after your property.

We set up and manage the tenancy through to conclusion, carrying out initial referencing, looking at credit history, undertaking the obligatory ‘Right to Rent’ checks, making periodic inspections, at least 2/3 per year (including during void periods where necessary), arranging safety tests, collecting and accounting for rent, registering and protecting the Tenants Deposit and dealing with day to day matters as they arise.

When using our ‘Managed Services’ we will become your tenants’ first point of contact for any problems or queries, assisting in organising on-going maintenance and repairs, dealing with tenancy renewals, rent payments and the return of deposits.

We will ensure that all appropriate checks and tests are carried out and prepare a detailed photographic Schedule of Condition/Inventory at the start of each tenancy.

This is our ‘Rent Collect’ service with the added bonus of the Rent and Legal protection cover. This level will suit our hands on Landlords who like to manage their properties, but with the peace of mind of the full cover of serious breaches of tenancy of unpaid rent and evictions.

Some of our clients only need a basic level of service – perhaps property owners who are ‘on-hand’ and able to manage their own properties but will appreciate someone else completing all the paperwork!

With ‘Rent Collect’, once we have set up the tenancy and it has been started, we will hand the property over to you for the on-going management and our practical involvement then ends.

In addition to the rent collection and accounting service, you will continue to receive the benefit of a ‘paper trail’ and help organising the renewal of safety certificates keeping you legislation compliant.

It’s as simple as it sounds! Once we have located a suitable tenant (that you’re happy with) we will carry out the initial referencing and checks and set the Tenancy up for you. We then hand the property over to you with no management or practical involvement.

It will be your responsibility to collect rent, inspect your property and keep on the right side of the law when it comes to safety tests and legal compliance. We will however, remind you when the first safety renewals are due and thereafter annually as long as you provide us with copies of the renewed certificates. The ideal service for the experienced Landlord who just needs a hand marketing the property and finding a tenant.

If at any time clients using our ‘Rent Collect’ or ‘Tenant Find’ services encounter difficulties, or simply wish to seek advice, we will try to assist where possible but additional work may be chargeable.
