Deposit & Final InspectionAs a tenant you will be obliged to return the property, including any garden, in the same clean and tidy condition when you vacate, as when you first took the property. Once you have left the property, the inventory and condition of the property will be checked and the deposit returned in full unless there is a retention following a breach of the Tenancy Agreement, in which case both landlord and tenant must agree the amount to be retained. If agreement cannot be reached the disputed amount will be retained for arbitration in accordance with the Tenants Deposit Scheme Regulations. A deposit is taken at the start of the tenancy and is held in a ‘non-interest bearing’ Clients Deposit Account in accordance with the Tenancy Deposit Regulations 2007. Inventory/Schedule of ConditionProspective tenants are advised that if viewing a property which is currently tenanted/occupied items seen may be the personal possessions of the current occupier and not the landlord. If you have any queries about any specific item please check with the office. At the start of the tenancy, tenants will be provided with a copy of the Inventory. Any variations or defects not already noted should be reported to Hackney & Leigh within 48 hours and the inventory returned for amendment and signature. This will then form the basis of subsequent checks on the condition of the property during the tenancy and to determine the amount of deposit to be returned when you vacate the property. Council Tax & UtilitiesDuring the tenancy, tenants will be liable for payment of Council Tax relating to the property during the period of the tenancy, together with Water Rates/Charges and all other Utility Providers’ charges applicable. It is your responsibility to take initial and final meter readings and to contact the appropriate providers with these within 24 hours of the start/finish of the tenancy. Up until the last day of the tenancy you will remain responsible for all standing charges regardless of whether you have vacated earlier. At the end of the tenancy you should transfer all accounts into the name of the Landlord. Right to Rent RegulationsIn order to be eligible to rent a residential property in the UK, you will be asked to provide evidence of Nationality and identity, to validate your “Right to Rent” under the Immigration Act 2014. This applies to all adults of 18yrs and over who will be living at the property you are seeking to rent, irrespective of Nationality. Swiss nationals and citizens of UK, EU and EEA (European Economic Area) have an automatic right to rent but you will still be asked to provide documentary evidence which must be checked and validated in person, before you will be allowed to sign a tenancy agreement. If your country of origin is outside these areas, you will need to be able to show that you have a visa, work permit or other permit indicating either a time-limited or indefinite right to remain in the UK Failure to provide the required documentation will prevent you from renting a property in the UK.
