Windermere Marina Village

Windermere Marina Village was originally developed in the 1960’s taking advantage of the naturally sheltered area and easy lake access. Over recent years the site has been developed and now boasts privately owned boathouses, modern apartments, townhouses and nearly 400 moorings which can be let through the Marina on an annual basis; all set alongside the very popular restaurant and bar “The Boathouse” which all create an amazing resort.

The Village is open all year round and makes a fantastic place to stay, unwind and benefit from what Lake Windermere has to offer and now with the recent UNESCO “World Heritage Site” for the Lake District, visitor numbers are set to grow further.

In 2014 Windermere Marina Village built and completed ‘The Windermere Apartments’ a block of 13 high quality individual apartments, all south facing with private balconies they range from luxury 1 bedroomed to an enormous 5 (sleeps 10) bedroomed duplex apartment. Built above the high water marks of both 2009 and 2015, they are currently successfully holiday lets, achieving fantastic occupancy rates. Windermere Marina Village provide all managing agent services making the letting process hassle free. The apartments are all sold with all existing furnishings and equipment needed for a luxury holiday let, but equally they can be used as the owners holiday home. The letting department would be happy to speak directly to you regarding lettings.

Long Lease

The apartments with all be held on the residue of a 250 year lease from 1st January 2017, paying an annual maintenance charge for both the building upkeep and insurance and a fair contribution towards the site upkeep, along with the other users of the village.


The property has a holiday home planning use whereby they cannot be lived in permanently. They have been designed specifically for holiday usage.

Energy Saving

Good for the environment and running costs alike each apartment was designed with energy efficiency in mind. All windows are Argon fitted A rated hardwood double glazing, timber frame construction, highly efficient A rated gas central heating boilers and in the larger units, (3 bed and above) pressured pre insulated hot water tanks are installed. There is also a modern heat exchange system to reduce running costs yet further.

Bathroom/Shower Rooms

Each bath or shower room is fully tiled with tiles from Porcelanosa, with the highest quality Villeroy and Boch sanitary ware and Hansgrohe fittings.

Bespoke Kitchens

Fitted by kitchen specialists Webbs of Kendal each kitchen is individually designed with built in Neff Appliances, Amtico Flooring and Lakeland blue slate worktops supplied by local stone masons Gordon Greaves, all except apartment 43.

Designated Parking & Parking Facilities

Each apartment has 1 designated parking space, except for No.43 that has 2, together with the use of the communal visitor parking spaces adjacent and around the village.Service Charge Each apartment pays a fair proportion for the buildings maintenance, cleaning, building insurance etc. together with a contribution towards maintenance for the village roadways and services. This typically ranges from £1969 for the smallest with the majority being £2200-£2800 per annum.

Reservation fees

A non-refundable reservation fee of £2,500 is needed to remove your chosen apartment from the market, together with proof of funding and solicitors details. A sales pack will be sent out to your designated solicitor within two working days and it will be expected that exchange of contracts can take place 28 days thereafter. Completion to be arranged.

Holiday lettings and furnishings

Each apartment is individually furnished with leather sofas and oak furniture mostly handmade by local company Lakeland Fells Furniture. The units are to be sold with the benefit of future bookings, furniture, furnishings, crockery and cutlery (everything to continue as a superior holiday let). Full details can be provided on request; as a guide the smallest apartment turns over £29,000 per annum and the larger £90,000 per annum.


For peace of mind each apartment has the residue of a ten year builders insurance backed guarantee from 2014 provided by LABC Warranty.
